TIF (Tax increment Financing)
A TIF is a designated portion of the Village dedicated to encouraging development through cash rebates.

How TIF might work
1. All money upfront paid by the developer
2. The Village would reimburse up to 25% of all eligible costs over a 10-year timeframe

1. Elizabeth currently has the LOWEST PROPERTY TAX RATE IN JO DAVIESS COUNTY, A COMBINED 7.2%.
2. Waiver of $2,000 Water & Sewer hookup fee
3. Marketing-The Village is aggressively promoting the town and would promote a new project.
